House Building Cost Estimator
The only honest way to price a house build in one screen: square feet × a tier band × a region factor, with land, permits and site work named as the exclusions they are. Pick yours and get the range real builders will quote inside.
Land is NOT in this number — lot prices vary from $10k to $1M+ and would make any single figure meaningless. Permits, utility hookups and site work typically add 5–15% depending on the lot.
How it works
Per-square-foot build bands (hard construction cost, standard site): starter $150–$200, mid-range $200–$275, custom $275–$400, luxury $400–$600. The region multiplier bends the band for labour markets: ×0.85 in lower-cost areas to ×1.50 in the priciest metros. Two-story homes price about 4% under the same area on one story — one roof and one foundation serve two floors, partially offset by stairs and structure. Square footage means finished living area; garages and porches build at roughly half the per-foot rate and are excluded here.
Method & worked example
Method: Total = finished sq ft × tier band (starter $150–200, mid-range $200–275, custom $275–400, luxury $400–600 per sq ft) × region factor (0.85 lower-cost to 1.50 very high-cost) × story factor (two stories 0.96). Land excluded.
Worked example: A 2,000 sq ft mid-range build at average region cost: 2,000 × $200–275 = $400,000–$550,000, mid-band $475,000 before land.
When to use this
- You are feasibility-checking a lot purchase against a build budget.
- A builder's per-foot quote needs a tier-and-region reality check.
- You are comparing starter vs mid-range spec in total dollars, not adjectives.
How to use it, step by step
- Enter finished living area in square feet.
- Pick the build tier that matches the spec sheet, not the brochure.
- Apply your region's cost factor.
- Read the range — and keep land and site costs as separate budget lines.
What the inputs mean
| Input | What it is | Typical values |
|---|---|---|
| Living area | Finished square feet | 1,200–3,000 sq ft typical new homes |
| Build tier | Specification band per sq ft | Starter $150–200; mid $200–275; luxury $400–600 |
| Region factor | Local labour-market multiplier | 0.85 low-cost; 1.0 average; 1.5 very high-cost |
| Stories | Two-story efficiency factor | 2 stories × 0.96 |
Another worked example
A 1,500 sq ft starter-spec home in a lower-cost region (×0.85): 1,500 × $150–200 × 0.85 = $191,250–$255,000, mid-band $223,125. The identical house at mid-range spec in a very high-cost region would exceed $560,000 — tier and region together swing the same floor plan by 3×.
Frequently asked questions
How much does it cost to build a 2,000 sq ft house?
At mid-range spec and average region costs: $400,000–$550,000, mid-band $475,000 — land, permits and site work on top. The same house at starter spec runs $300,000–$400,000; in a very high-cost region at custom spec, the arithmetic passes $825,000.
How much to build a 1,500 sq ft starter home?
At the lower-cost region factor (×0.85): about $191,250–$255,000. Starter spec in an average region runs $225,000–$300,000 — the region factor alone is worth a room's worth of money.
Why do builders quote per square foot if it is this rough?
Because at feasibility stage it is the only common yardstick — and because bands, not points, are the honest form of it. Any builder quoting a single exact per-foot number before plans exist is quoting marketing, not estimating.
What is not included in build cost?
Land, land development (septic, well, long driveways, retaining), permit and impact fees, utility connection charges, landscaping beyond basic grading, and furnishings. Together these commonly add 10–30% over the construction contract on raw land.
Is two stories really cheaper per foot?
Slightly — about 4% in this estimator, reflecting shared roof and foundation. The saving shrinks with high ceilings, elevators, and complex stairs, and grows on tight, expensive lots where the land saving dwarfs the build math anyway.
❄️ Heating and cooling that new house?
Build priced, the HVAC Cost Estimator prices the mechanical system by tonnage — and the BTU Estimator sizes the tonnage from the floor plan in the first place.
What is the cheapest legal way to add space: build or buy?
Per finished square foot, existing homes usually trade below new-build cost in average regions — but carry older systems. The addition bands in the Home Addition Cost Estimator are the third option most people forget to price.
Do modular or prefab homes beat these bands?
Modular construction often lands at or slightly under the starter/mid bands for the structure, with the same site, foundation and finish costs on top. Panelised and kit homes vary widely — price them against the tier they actually match.
