Roof Replacement Cost Estimator
A new roof is the most expensive routine bill a house presents, and quotes vary by thousands for the same roof. This estimator gives you the honest range first — by material, size and complexity — so a quote has something to answer to.
Roof area is the sloped area, not the house footprint — the Roofing Estimator converts footprint and pitch into true roof area if you need it. Ranges are 2026 US installed planning figures; coastal and high-cost-metro pricing runs above them.
How it works
Cost = roof area × the material's installed per-sq-ft range, scaled by the complexity multiplier, plus tear-off at $1.25 per sq ft where selected. The ranges are the spread real quotes land in for 2026 US work: asphalt $4.50–$7.50, architectural $5.50–$9.00, metal $10–$16, tile $12–$20, wood shake $9–$14 per sq ft installed. The multiplier is not padding — steep and cut-up roofs genuinely cost more per foot because everything moves slower, more material is cut away, and safety rigging goes up. The midpoint is shown because most uncomplicated jobs settle near it.
Method & worked example
Method: Cost range = roof area × the material's installed rate range (asphalt $4.50–$7.50, architectural $5.50–$9.00, metal $10–$16, tile $12–$20, wood shake $9–$14 per sq ft), scaled by the complexity multiplier (×1.0 / ×1.2 / ×1.4), plus tear-off at $1.25 per sq ft when selected. The midpoint of the band is the typical-job figure.
Worked example: A 1,600 sq ft asphalt roof, standard pitch, full tear-off: materials and labour $7,200–$12,000 plus $2,000 of tear-off gives $9,200–$14,000, midpoint $11,600. The same house in metal at a steep ×1.2 complexity prices to $31,700–$49,200 — material class is the budget.
When to use this
- Budgeting a roof replacement and needing the plausible range before quotes arrive.
- Comparing material classes on cost — and cost per decade of service life.
- Reading an insurance estimate after storm damage.
- Deciding whether a low quote is a bargain or missing tear-off and decking scope.
How to use it, step by step
- Get the true roof area — footprint × pitch factor (the Roofing Estimator does it).
- Pick the material class you are actually pricing.
- Set complexity honestly: dormers, valleys and steep pitches are labour.
- Decide tear-off (almost always yes) and read the range.
- Collect three quotes and compare each against the range and its own inclusions.
What the inputs mean
| Input | What it is | Typical values |
|---|---|---|
| Roof area | True sloped area in sq ft, not footprint | 1,200–2,500 sq ft typical houses |
| Material | Sets the installed rate band | Asphalt to tile, $4.50–$20 / sq ft |
| Complexity | Pitch and cut-up factor | ×1.0 simple to ×1.4 severe |
| Tear-off | Removing the old roof | +$1.25 / sq ft when yes |
Another worked example
A metal roof on a cut-up house: 2,200 sq ft, steep/complex at ×1.2, full tear-off. Materials and labour at $10–$16 per sq ft scale to $26,400–$42,240, plus $2,750 of tear-off: a $29,150–$44,990 range with a $37,070 midpoint. Metal's 40–70-year life is the other half of that conversation — per decade, it competes with asphalt.
Frequently asked questions
How much does it cost to replace a 1,600 sq ft roof?
In asphalt shingles with a full tear-off on a standard-pitch roof: $9,200–$14,000, midpoint about $11,600. The same roof in standing-seam-class metal pricing runs roughly double. Pitch and complexity move the range more than most material upgrades do.
Why do roof quotes vary so much for the same house?
Labour market, decking condition, roof complexity, material grade within a class, and how much work the contractor has. A quote below the low end of the range here usually means a thinner shingle, no tear-off, or decking surprises billed later.
Is tear-off really worth paying for?
Almost always. A tear-off exposes the decking for inspection, removes the weight of the old layer, and keeps the manufacturer warranty clean. Overlaying saves the $1.25/sq ft — about $2,000 on the default roof — and is the false economy roofers name first.
What pushes a roof into the ×1.4 complexity band?
Pitches above 9/12, multiple valleys and dormers, turrets, skylights clusters, or a roof that cannot be reached by a material hoist. Complexity is labour time; the multiplier prices the hours honestly instead of hiding them in the per-foot rate.
How long should a new roof last?
Asphalt 15–25 years, architectural 25–30, wood shake 25–30 with maintenance, tile 40–50+, metal 40–70. Priced per year of service, metal and tile often beat the cheap shingle — the range lets you compare cost per decade, not just cost per job.
🏠 Ordering the shingles yourself?
The Roofing Estimator counts bundles, underlayment rolls, ridge cap and nails from footprint and pitch — the materials side of this job.
Can I get an exact price without a contractor visit?
No honest one. Decking condition, layers to remove, flashing detail and access all price in person. What you can get — this estimator's job — is the range that tells you whether a quote is plausible, padded, or missing scope.
Does insurance ever pay for a roof replacement?
Storm damage, yes (minus deductible and often depreciation schedules); age and wear, no. If you are pricing after a storm, the range here helps you read the insurer's estimate — their software prices the same area, material and tear-off lines.
